Principle #2 of Demand Generation: Entertain Them. Buying or selling a home is one of the most emotionally charged things a person can do. It’s exciting, but also stressful and uncertain. That’s why it’s not enough to just inform and engage people—we have to entertain them. That doesn't mean we have to create an Oscar winning incubation campaign, but it does mean showing care, creativity, and effort. It means delivering value in a way people actually enjoy. Think about what HGTV figured out: real estate, when packaged well, is entertainment. It’s storytelling. It’s aspiration, full of human drama and dreams. In fact, HGTV is 4th largest cable networks in America—just behind the major news and sports channels. People are drawn to what we do. We just have to meet them there. So what does that look like in practice? It means sharing the life of the town, not just the listings. When a new business opens, go welcome them and share their story. If there’s a street fair or a farmers market coming up, let people know. Show up, snap some photos, share a few highlights. If you’ve got a great listing, don’t just post the address and pics. Show off the fire pit, or the antique doorknobs, or the view at sunset. And best of all, show them a day in the life in real estate. If it works for the #4 cable network, it will work for you. This kind of content isn’t just “filler.” It’s service. It’s helpful. It gives people something to smile about, something to look forward to, and something that builds connection. At its best, real estate marketing can feel like a public service. And when others fall short, when they make it all about themselves or forget who they’re talking to, we have the chance to shine. By showing appreciation, telling good stories, and treating people like they matter, we elevate the experience. That’s what “entertain them” really means.

The goal was to secure 10 villa sales, generating AED 300 million ($82 million) in revenue over six months. We started with content that highlighted the technical details: square footage, high-end materials, and panoramic views. While visually stunning, the content didn’t resonate with the ultra-high-net-worth individuals (UHNWIs) we were targeting. The initial results: • 𝗜𝗺𝗽𝗿𝗲𝘀𝘀𝗶𝗼𝗻𝘀: 1 million views across platforms. • 𝗟𝗲𝗮𝗱𝘀: 15 inquiries (target: 40). • 𝗖𝗼𝗻𝘃𝗲𝗿𝘀𝗶𝗼𝗻𝘀: Only 2 villas sold, totaling AED 60 million ($16.4 million)—well below expectations. It's good advice – your website should be technically sound. But it skips the bigger part of the story. Here's the thing about AI: it's really good at reading unstructured content, too ... and it's constantly cross-referencing sources to look for patterns and validate what it finds. Your FAQ can say your community sits in a quiet neighborhood. But if three other sites and a Reddit thread say it's party central, AI puts that together and stops recommending you to renters who want peace and quiet. The game was never just clean schema. It's making sure the true, differentiating story of your property is actually captured – both your selling points and your honest limitations. Here's the catch: most of that story is often invisible right now. The courtyard that feels alive at 6 pm. The maintenance tech who remembers your dog's name and always carries treats. The 2-bedroom layout that has the perfect natural light that pours into the kitchen in the morning. Whether the walk home from the train feels safe. The real reasons residents renew. None of it is hiding on purpose. It's *hard* to do the work to capture it. It's stuck in someone's head. Buried in an internal tool prospects won't see. Never written down at all. That's the opportunity. A few places to start: ⚛️ Mine your reviews and resident conversations for the exact words people use about your community. Dig into your virtual leasing assistant, website contact forms, call/tour transcripts, resident surveys, resident portal/rewards app – all of it. Then make sure those words show up in your content. Everywhere. Repeat this at least twice a year. ⚛️ Tell the real neighborhood story. Not "close to downtown," but the donut shop everyone walks to and the tree-lined block that stays quiet on a Friday night. If you're in the corporate office and not sure what it feels like on the ground three states away, do some deep research. Run research in Perplexity and Gemini to help you get the lay of the land. ⚛️ Pull what your team already knows out of their heads. Leasing agents and maintenance techs carry details about every property that never makes it online. Let them brain dump. ⚛️ Get specific at the unit level. The corner unit with the morning light. The top floor with the skyline view. Those details differentiate, and almost nobody captures them. ⚛️ Lean into UGC. A resident's fifteen-second video says what no data field ever could. Structured data helps you be more visible; it's the machine-readable version of "fill out all the fields on your ILS listing." But getting recommended comes down to two things that are harder to fake: 1️⃣ Understanding what customers need, and 2️⃣ Capturing what everyone else left invisible. The fastest way to lose money in real estate is… not what you think. Funny enough, the real danger hides in the place most investors never bother to check. For many people, the problem in real estate is not the land, the price, or even the location. The real problem is what they never verified. A proper property search in Akwa Ibom is not something you “trust someone to do.” It is the stage where your entire investment is either protected or quietly ruined. Over time, I’ve seen many painful cases like wrong owners, wrong surveys, community disputes, government-acquired land. Almost every case had one thing in common: no proper search. This is what a real search should look like: 1. Understand the Location Before the Negotiation: Price should not be your first concern. Your first concern should be: • What is the government planning for this area? • Is it a developing axis or a stagnant one? • Are people moving in or moving out? Location determines value. 2. Confirm the Real Owner Before Stepping on the Land: This single step saves you from: • Family disputes • Double sales • Wrong representatives The root of title must match the person selling. 3. Go Beyond the Roadside View: A land can look perfect in front and have issues inside. A proper search includes: • Walking the boundaries • Checking the soil • Studying water movement • Assessing neighbouring land use Little details determine long-term peace of mind. 4. Quiet Community Confirmation: Ask different people the same questions. You’re listening for patterns, not opinions. If their stories match, the land is likely safe. 5. Finish with a Government Search: This is the final protection. The Ministry of Lands will confirm: • Ownership • Layout • Survey • Title (Global C of O or Individual C of O) Missing this step is how people get into trouble. A proper search is not complicated, it just requires clarity, honesty, and the right guide. We 4xed ARR in ONE YEAR for a B2B SaaS client through search. Here's what we did: This was a property automation software selling to short-term rental property managers. Lots of guests in and out. Some using Airbnb to find guests. We just went through this with our property automation SaaS client, and it completely changed how I approach keyword research. The typical SEO playbook I used to follow (which most SEOs still do, even if they aren't junior anymore): 1. Research what competitors rank for 2. Find keywords with decent volume and competition 3. Create "better" content 4. Watch traffic climb We targeted terms like "Airbnb host reviews" and "Airbnb checklist" - competitors ranked for them, they had solid search volume, seemed relevant. Three months later, the brutal truth emerged in a client meeting: "These aren't enterprise leads," their sales director said. "These are hobbyists with one property. We need clients with 500+ units." So, I realized... I need to get to know these customers better. I was lucky that they let me speak to some of them. I hardcore interviewed their AE who sold to them.
