    We recently published this synthesis note of our case studies on compulsory acquisition of unregistered and customary lands. The case studies reviewed how development projects in 4 countries funded by International Financial Institutions (IFIs) negotiated with national legal and regulatory systems so that land users without recognizable rights, including Indigenous Peoples (IP) communities, receive compensation when their lands are acquired under development projects. We found that regulatory frameworks are expanding in case study countries to recognize legitimate occupation and use of lands without formal titles or land rights and their compensation eligibility in case of compulsory land acquisition. Challenges remain in recognizing the collective land rights of IP communities and the loss of non-physical assets such as community networks and social cohesions, which are important sources of welfare and a basis of collective identities for many communities. As energy and just transition require more investments in areas outside where tenure rights are clearly defined and registered, we need to find better ways to ensure local communities affected by investments receive fair compensation and avoid their long-term impoverishment.     The Hidden Risk in African Land Deals What the Data Reveals? This came to my attention because we’re currently assisting a company in a land acquisition negotiation. Land deals in Africa are complex. I see businesses making the same mistakes, often without realising the long-term risks. If you're involved in land acquisition, here’s what you need to know. What the Data Says A study analysing over a decade of data (2007–2018) found a clear trend: 1️⃣ More multinational activity in land-intensive sectors (agriculture, logging, mining) ➜ Increases the risk of local disputes, by 4–34% per additional investment. 2️⃣ Land deals over 200 hectares trigger even greater tensions. ➜ The larger the deal, the higher the risk of resistance. 3️⃣ Surveys show that communities near multinational operations frequently ➜ list "land management" as a major concern. Why This Important for Businesses 🔹 Land is survival ➜ In many African regions, land is not just property, it’s a lifeline for farming, income, and food security. ➜ Large-scale acquisitions often cut off communities from their main source of livelihood. 🔹 Tensions escalate fast ➜ Poor engagement? Unclear compensation? That’s when conflicts start. ➜ Disputes often begin with legal challenges but can escalate into violent protests. 🔹 Real-World Cases 📍 Liberia – After the Ebola crisis, palm oil companies expanded land holdings. Forced land deals sparked violent pushback. How to Handle Land Acquisitions the Right Way ✅ Engage early & transparently ↳ Consult communities, not just officials. Trust is built through dialogue. ↳ Clear communication prevents future legal and operational risks. ✅ Make land deals clear & fair ↳ No shortcuts. No quiet backroom agreements. ↳ Public documentation reduces future disputes. ✅ Create shared benefits ↳ Fair compensation, local jobs, and infrastructure investment make operations smoother. ↳ When communities benefit, projects face less resistance and last longer. 📌 The Key Takeaway Land acquisitions in Africa aren’t just about contracts, they’re about people.     Your tax dollars are being wasted (again): New research shows lower population densities DRAIN the most resources... Here's the counterintuitive route which can save us money while building more: For decades, cities have approved endless cookie-cutter subdivisions with the promise of "growing the tax base." Turns out that was a fiscal fantasy. A groundbreaking study of 9 developments across Fort Worth, College Station, and Fate exposes the uncomfortable truth. Those charming low-density neighborhoods (3-5 homes per acre) are actually financial vampires. They literally suck more money in services and maintenance than they'll EVER generate in taxes. Meanwhile, denser developments (15-30+ units per acre) consistently fill city coffers rather than draining them. The culprit? Roads, roads, and more roads. Low-density neighborhoods require MILES of streets per resident compared to compact developments. Every foot of asphalt becomes a permanent financial obligation that haunts city budgets for decades. A whopping 63% of infrastructure costs in sprawling developments goes to streets/sewage. For medium-density? Just 4%. High-density? Zero. (Yes, really.) It's like buying a printer for $50 without realizing the ink will cost you $1000 over its lifetime. But there's a twist... In Fate, even medium-density development showed negative returns because their property tax rate is just 39% of Fort Worth's. The lesson? You need BOTH smart density AND adequate revenue generation. When that shiny new subdivision needs infrastructure replacement in 15-25 years, guess who pays? Not the developer who's long gone. Not just the new residents. YOU do – through higher taxes or crumbling services. It's the infrastructure equivalent of a restaurant check that keeps growing after you've finished eating. Smart cities can break this cycle by: • Planning growth that pays for itself • Setting tax rates that reflect true maintenance costs • Encouraging fiscally sustainable development patterns • Considering lifetime infrastructure costs before saying "yes" to more sprawl The question isn't whether Texas will grow – it's HOW. Will we continue building financial time bombs disguised as dream neighborhoods? Or will we create communities that actually strengthen our cities instead of slowly bankrupting them?

    ⚠️ Flooded roads, stranded trains, broken lives - this is Mumbai’s monsoon normal. When the skies open up, it’s always the same story. A city that runs on resilience is once again brought to a standstill as we brace for the monsoon every year. Climate change is making rainfall more intense, seas and water levels rise higher, and heat waves more frequent. The consequences of it has reached our doorstep and yet, we continue to ignore the cause. The downpour exposes the cracks in our systems and our inability to cope. Add to that outdated drainage, unchecked construction and rapid urban development without proper planning or infrastructure, disappearing wetlands, uprooted mangroves, and poor waste management - and you have a recipe for disaster. We’re drowning in negligence. The impact is never equal. It’s always the most vulnerable - the ones living in informal housing, working daily-wage jobs, depending on street markets, who bear the brunt of the flooding. Meanwhile, those with resources can insulate themselves from the worst of it. This isn’t limited to fixing potholes or clearing drains anymore. It’s about building resilience - climate-ready infrastructure, sustainable urban planning, and community-level preparedness. What’s needed is - • Protection of natural defenses: Mangroves, wetlands, and green spaces must be safeguarded as they act as natural shields against floods. • Upgraded infrastructure: Drainage and sewage systems need to be modernised to handle extreme rainfall. • Smarter city planning: Urban development must integrate climate risks and avoid expansion in flood-prone zones. • Policy accountability: Stronger enforcement of building codes, waste management, and urban safeguards is essential. • Community preparedness: Local warning systems, neighbourhood response networks, and safe shelters can reduce disaster risks. • Individual choices: Embracing plantbased living, reducing plastic dependency, and making sustainable lifestyle choices can ease pressure on ecosystems and cities alike.     What if we designed cities for people, not just cars? Lancaster, CA, is proving it’s possible—in just 8 months, they transformed a five-lane road into The BLVD, a pedestrian-friendly, tree-lined street that has become a model for urban revitalization. What did the transformation look like? Before: A five-lane thoroughfare dominated by cars, with vacant storefronts and limited community engagement. After: A pedestrian-friendly boulevard with a central "rambla" inspired by Barcelona, fostering a thriving downtown with increased foot traffic and economic growth. What’s great is that this wasn’t just an environmental benefit, it was also economic. The $11.5 million initial investment attracted $130 million in private investment and is estimated to generate $273 million in economic output within 4 years. By encouraging people to park once and explore on foot, the redesign has boosted community engagement and safety. Lancaster’s approach reflects the New Urbanism movement, prioritizing walkable, people-centered downtowns over suburban sprawl. Having lived in the Bay Area for nearly 10 years, there’s so much I love about the area — the public transit, the weather, and the people. But I see so much room for improvement. Lancaster’s development is a testament to the future of what cities can look like if we invest in sustainable urban design. I’m a huge fan of mixed-use developments to boost local economies (and imagine living above a local grocery store—no more lugging bags for blocks!). By making sure all stakeholders are involved in the planning, we can integrate green spaces and pedestrian-friendly infrastructure to create welcoming and useable public areas.     Land Acquisition is More About People Than Land Many people think land acquisition is simply about identifying a piece of land and completing documentation. In reality, successful land acquisition is much more than that. It requires: ✅ Strong communication with landowners and local communities ✅ Building trust through transparency and long-term relationships ✅ Understanding legal requirements and land records thoroughly ✅ Effective negotiation to create win-win solutions ✅ Continuous coordination with government authorities, legal teams, project teams, and stakeholders Every parcel of land has its own story, challenges, and stakeholders. A successful land acquisition professional is not just acquiring land but also managing expectations, resolving concerns, ensuring compliance, and creating confidence among everyone involved. In large infrastructure and renewable energy projects, the foundation of success is not laid by machines alone. It is built through collaboration, trust, and meaningful engagement with people.     Inspired by Emma Howard Boyd CBE's post from earlier today, I was reflecting on London's predicament. London stands at a crossroads in how it manages water resources & strengthens its resilience to climate change. W/ rising populations, aging infrastructure, & increasingly extreme weather patterns, the city’s ability to secure its water future & protect against floods is under huge pressure At the heart of the challenge are 2 interconnected risks: water scarcity & flooding. By the 40s, daily water deficits of up to 400m litres could threaten supply, while rising groundwater, heavy rainfall, & overwhelmed infrastructure pose flooding risks for homes, businesses, & transport networks. Climate extremes are no longer hypothetical & our systems need urgent upgrades to adapt. To future-proof London, a multi-faceted approach is essential: 🔹 Demand mgmt: reducing water consumption through efficiency measures in homes and businesses is the most immediate and cost-effective step. Education, incentives, & smart technologies can cut waste & manage supply 🔹 Nature-based solutions: urban wetlands, sustainable drainage systems (SuDS), & green infrastructure are vital. These approaches allow nature to help manage water—absorbing excess during storms, replenishing groundwater, & cooling urban areas—while enhancing biodiversity & public spaces 🔹 Infrastructure innovation: London’s Victorian-era water systems are under enormous strain. Significant investment is needed to upgrade pipelines, reservoirs, and treatment facilities to meet modern demands & withstand climate stresses. Partnerships between public & private sectors are critical to fund this long-term transformation 🔹 Climate risk integration: ensuring that every major infrastructure project incorporates climate resilience is vital. Resilience should not be an afterthought but a foundation for planning & development We need collaboration too. Water utilities, government agencies, businesses, and communities must work together to implement solutions that balance supply, demand, and risk. This means aligning incentives, investing in innovation, & embracing a holistic view of water management that protects both people & ecosystems. London has a unique opportunity to lead the way as a global city facing climate pressures. By combining smart tech, policy innovation, and nature-based solutions, it can build a water-secure future that safeguards lives, livelihoods, & the environment. Several urban areas across the UK face the dual challenges of both water scarcity & flooding, similar to London. Carbon Brief's work suggests examples include: 1. Cardiff 2. Leeds 3. Exeter 4. Newport These urban areas exemplify the broader national challenge of managing both flood risks & potential water shortages. Addressing these issues requires integrated water management strategies, investment in resilient infrastructure, & climate adaptation measures to safeguard communities & ensure sustainable water resources.

  • Urban efficiency shouldn’t come at the cost of residents’ comfort Urban intensification has become the default strategy for modern cities. The benefits are clear. Higher density shortens distances, makes public transport more viable, reduces infrastructure costs, and brings jobs, schools, shops and other everyday destinations closer together. So why do many dense neighborhoods still feel stressful to live in? It comes down to what researchers call the Paradox of Intensification. While building denser neighborhoods improves mobility and efficiency for the city as a whole, it often creates severe traffic bottlenecks locally unless private car use is actively reduced. In other words, the broader city enjoys the macro-benefits of density, while the local neighborhood suffers the micro-level trade-offs. We are seeing this play out right now. BCG’s ‘Built to Change’ https://lnkd.in/dtHiFK9x report confirms that average commute times in global megacities have grown by 6%, fueled by a 7.5% increase in private car ownership. All those extra cars inevitably funnel into densest streets, creating noise and stress. This doesn’t mean cities should avoid density. It means increasing density should go hand in hand with measures that improve everyday life for residents. For example: - Prioritising people over cars. Dense neighborhoods work best when walking, cycling and public transport are the easiest choices. Paris is proving this works: by aggressively reclaiming street space, the city now sees about 1 million bike trips daily, a massive 166% increase since 2018. - Creating room to breathe. Pocket parks, street trees, wider sidewalks and comfortable public spaces become essential in higher-density areas. This is a critical need, as we found that the time people spend outdoors has dropped by 9.2%. - Keeping daily life local. Schools, grocery stores, healthcare, parks and leisure should all be within a short walk. When done right, the payoff is huge - in Vienna, which heavily focuses on comfortable, local density, 97% of residents express satisfaction with city life. Density works best when it makes cities both efficient and enjoyable to live in. The best cities don’t force people to choose between the two.     One of my research project, I explored the growth patterns of ancient cities, comparing their organic development with today’s rigid urban planning. It’s fascinating how ancient cities like Ur and Thebes—shaped by human needs and natural environments—still offer valuable lessons for addressing modern urban challenges like rapid urbanization, climate change, and social disconnection. - Here are a few key takeaways: ⭐ Human-Centered Growth Ancient cities developed organically, responding to the daily lives of their residents. Cities like Ur grew around social, religious, and economic hubs, forming naturally flexible layouts. In contrast, modern urban grids often impose rigid structures that can feel disconnected from human experience. Today’s "15-minute city" concept, where all essential services are accessible within a short walk, is a nod to this older model. Cities should evolve based on local needs, fostering stronger, more resilient communities. ⭐ Climate Adaptation Ancient cities were deeply connected to their environments. Thebes thrived along the Nile, which supported agriculture and trade, while Mesopotamian cities pioneered irrigation to survive in arid landscapes. These cities understood the need for harmony with nature. In the face of climate change, modern cities must adopt similar approaches—embracing green infrastructure, sustainable water management, and climate-resilient architecture. The key is to design cities that adapt to, rather than fight against, environmental realities. ⭐ Public Spaces for Social Interaction In ancient times, public spaces were the heart of urban life. Marketplaces in Athens and mosques in Islamic cities served as hubs for both commerce and community, where ideas and relationships flourished. Unfortunately, many modern cities prioritize cars and large buildings over human interaction. However, cities that reimagine public spaces—like Copenhagen with its pedestrian streets and bike lanes—prove that prioritizing people leads to more vibrant, inclusive, and socially connected urban environments. ⭐ Local Self-Sufficiency Ancient cities mastered the art of using local resources, building their economies on what was available nearby. This approach not only minimized waste but also promoted self-sufficiency. Modern cities, in contrast, rely heavily on global supply chains, making them vulnerable to disruptions. By adopting local economic models—like urban farming, as seen in Singapore—cities can reduce dependence on imports, lower waste, and create more resilient communities. Investing in sustainable, local food systems and circular economies is key to future urban success. My research was influenced by "History of Urban Form Before the Industrial Revolution" by A.E.J. Morris, a renowned urban planning historian.
